Principal First

Preference with equity.

Qelo Capital partners receive preference with a focus on principal first. Principle is preserved through solid equity structures. In addition to the preference, partners receive 80% of the equity for each deal.

Early Distribution

Focus on self-funding deals.

Qelo Capital focus on deals that can self-fund by producing income prior to completion. Some deals can actually produce a distribution prior to project completion due to partial asset sales - as is the case with multi-unit properties.

Opportunity Zones

Investment in low-income areas designated as “Opportunity Zones” was introduced in the Tax Cuts and Jobs Act of 2017. In this Act taxpayers with taxable gains from the sale of any asset who reinvest those gains within 180 days of the date of the sale of the asset into Qualified Opportunity Zone Property will become eligible to receive significant tax benefits including:

  • Deferral of Capital Gains Tax--deferral until the earlier date of 12/31/2026 or the date the investment in an Opportunity Zone is sold.
  • Reduction of Capital Gains--Investments completed before 12/31/2019 will be eligible to receive a 10% reduction of the taxable gain amount invested in Opportunity Zone Property if it’s held 5 years, 15% if held for at least 7 years.
  • No Tax on Capital Gains realized on Qualified Opportunity Zone Property--Investments into Opportunity Zones prior to 12/31/2019 that are held will pay no tax on any capital gains when that investment is sold
